Actually, Cvill.. packing boxes IS in my future. We will be closing on 40 acres any time now:)
Great. Then turn this landlord in to codes enforcement. So far every county office website I have gone to in your state says 7 to 10 days after paperwork is in the permit is issued so there is no reason for this long of a wait.

Also before the permit is issued someone from county will come out to inspect the property so if they have not done that yet then he has not submitted an application for a permit.
 


No one has been out here that I know of since the maintenence guy put the crappy board over the hole, The board doesnt even completely cover the hole. I tried calling code yeasterday, but no one was in , Ill try again today

I see packing boxes AND a lawsuit for unpaid rent.
Which the landlord would surely find severely pro-rated by the judge on the basis that the landlords material breech creates a reduction in value which is caused by the open and unmitigated cespit in the front yard. ;)

Failing to use maybe $40 of materials to properly secure the septic tank until full repairs are completed is going to scuttle any huge windfall from a lawsuit for this landlord,

Guys - you are missing the point...OP is leaving and landlord knows this which is why he is doing NOTHING until OP leaves and he can fix or repair the septic system WITH OUT SOMEONE IN THE PROPERTY FLUSHING TOILETS, WASHING DISHES AND USING THE WATER AND SEPTIC.

Having NOW been given this information - the landlord is doing the CORRECT thing by allowing OP's family to vacate and THEN doing the septic repair/upgrade.

Jeeze - let me see?....boards over a hole in the ground that OP is aware of and can guard against her children getting hurt OR a HUGE hole with a new septic tank that will crush a child when installed....no brainer for me.
 
He can go ahead and try to sue.. Good luck... He is currently being prosecuted for recieving stolen goods. Doubt the judges have a high opinion of him.

OG, you say you are closing on 40 acres. Your landlord filing for eviction can drive a wedge in your plans. There is also the possibility that the county may red tag your home and drive you out much sooner than you plan.
 
Cvill, Im sorry, I somehow missed one of your posts.. The LL Does Not know Im fixing to move yet.. I havent given my 30 day notice. He is a cheap crappy landlord, who doesnt want to put money into a 50 year old house. If we get prematurely evicted, (or displaced, if I get the health Dept involved) I have places I can go, not worried

Good luck with buying your new house, fortunately I see not dealing with curmudgeon landlords or their posts in your future.
 
Thanks Adam:) And Cvill, how exacty will the kids get crushed during septic tank intallation if they are not out there during the installation? Im going to keep them away from a crappy board over a hole, but let them play during what is esesentially construction?? Please.

You have to excuse Cvill, he is very much pro-landlord and will very seldom give advice for a tenant.

Actually Cville is a FEMALE who has actually been trained in landlord-tenant mediation and run a L-T mediation service in CA....bet I'm the only one here with this type of training.

He is a she. That is why I called her Nurse Ratchet in a previous post. I actually don't mind her posts because they give the landlords perspective but when she misinforms tenants, that is the only problem I have.

The problem is that Cvillecpm is a realist with many years of experience. AW and ACM base their advice on moral values and conjecture rather than laws of the state.

Meh, even though she has experience doesn't mean she always points people in the right direction. And I am not the first to comment on her dubious advice.
