Look back back at your original lease. There might be a form you completed listing all the damage you witnessed in the unit when you first moved in. If you rent from a larger complex in Virginia that is owned by a corporation they almost always have this form for you to complete.

Was the carpet stained when you moved in? If not, who messed it up - you, a roommate, a guest, or someone else?

As has been suggested, when you moved in, was the stain present and if so, did you take pictures of it to document it was there at move in?

What is the issue with the stain and the carpet? Is the landlord keeping a portion of your security deposit that you believe you are fairly owed (for example)?
