The fact is that there are professional tenants that have crafted the ability to lie, cheat, and steal into an art form. The professional tenant always preys on the new LL because of their lax screening processes. The attorney posters, or “senior posters” who cannot detect the symptoms are not property owners or experienced eviction attorneys. It is easy to quote the law as a basis in fact for most general LT circumstances. The experienced professional, whether property owner or attorney will know the importance of managing the professional tenant in a very different manner than a simple LT dispute.

Those who believe OP Sisieko is exaggerating or ranting should allow someone to live at their property, causing major costly damages, exhausting time in court, and threatening your livelihood before making comment. Try being forced to pay for another person’s expenses, while the same person spends your hard earned in intentional damages and court fees. The professional tenant is out to play and have fun and games. Hoping the LL will commit a crime in the process for their benefit. Many are criminal and some are seriously dangerous to life and limb. This is not the experience of most LLs, but it is neither uncommon or rare.

This is also known as the Pacific Heights Syndrome. Tenants should be mindful of the ending -- let's just say the LL wins the hard way.

The OP is not a new landlord .

The OP admitted having an illegal basement Apt.

The OP successfully evicted at least one nuisance tenant .

The OP has an Attorney .

If the OP wants to be a business landlord , the OP should at least learn and adhere to the landlord / tenant ( yes each has rights and responsibilities ) .

To come on an legal advice forum under landlord tenant law and always post as if the LL is god , is not factual , but an opinion .

I really miss South and Ensani..They were excellent members with reasonable, unbiased advice.
 
Actually, babystategirl, this is an ADVICE column, and other peoples experiences can be very beneficial to new landlords and is appreciated.
I agree! Experience is PRICELESS and this O.P.'s venting and learning lessons is PRICELESS. I am still chuckling and feel his pain. He himself gave very good advise!

The LAST sentence should have read: should have stayed at a Holiday Inn last night! Along with the happy face that he felt better after his venting.

Yes, OP had an illegal apartment, so what. Does this justify that op’s tenant can live for free and cause extensive damage?
Cudo’s to OP if she was able to successfully evict a prior tenant. This does not make her an expert on landlord tenant matters. This is a business with a learning curve. None of us knows all the answers. Personally, anyone with under 3 years experience I consider a new landlord.

OP never said that and neither has anyone else. But a landlord has every right to use any and all legal means by which to protect his or her property. Bad tenants use legal and illegal methods of intimidation, so I see nothing wrong with employing every dirty trick I can to protect what is mine. One of these days I will get busted. Fine, that means I screwed up and have to get smarter. ;)

AMEN to that one. Anyone NOT or ever has been a landlord has no idea the nightmares it really can be. Pacific Heights is a great book/movie too for anyone considering it. You have to be tough. PERIOD.:)

Exactly what I'm meant by some LL's thinking they are god .

I guess the LORD in landlord has some confused .

I don't see the Subject of the forum here state LANDLORD LAW .

It's for both LL and tenant issues .

I , as a "senior" member provide advice and Law to both sides , as intended .

This thread should be closed , just like the OP's other one .
