2 people own a house together and are divorced but stil own the home. One wants to buy the other out.

Is the quit claim deed the easiests and safest way to do this from the seller's prospective? Is there way to ensure that access is granted to the home to get all belongings out? Can a power of attorney for one party be used in this transaction? Is there anything to be wary of here?
ThanksWhat is the name of your state?

Yes that is true. I looked up a real estate partition (which is what the other person responded that should be done) and this is what I found:

Where land is owned by more than one person, disagreements often arise about the disposition of that real property. When a disagreement cannot be resolved, the courts have authority to partition the land.

Now this does not describe the situation I am dealing with. I did not ask should I use a partition. There is no disagreement about the disposition. One party is buying out the other party. I am just looking for the best way to proceed while protecting our interests.

I am looking for helpful advice please.

Thanks
