Is it possible to have two Deeds recorded at the exact same time on the exact same day? Our father put his three children on the deed to his house in 1999 as tenants in common. One deed is deeding his son the fathers share of property owned as joints tenants which would give the son 1/2 of the property and the two sisters 1/4 each. The other deed is deeding the fathers share to the three children as three equal shares. And of course the son has hired an attorney to validate the deed that guarantees him 1/2 of the property rather than the second deed that guarantees 1/3 share to all.

When you say "recorded" do you mean recorded with the county in 1999 or whoever keeps track of that as a matter of public record?
