What is the name of your state (only U.S. law)? Massachusetts

In our lease, it states that only two cars can be parked in our driveway. My landlord told me, in front of witnesses, that twice a month a third car could be parked there if I gave him prior notice. A few days later, he had a lawyer send me a letter saying that all oral agreements are no longer in effect. I was under the impression that verbal agreements such as these are binding. Is that the case?

**A: so if parking for a third car was that important, why did you not stipulate so in the written lease? There is a lot more to this story that you have not told us.

There really isn't more. I didn't have a boyfriend when I moved in and now I do so the issue of having a third car only recently came up. What is the point of verbal agreements if they are not binding?
