Tenant not returning phone call and not paying rent

My new tenants are not paying rent on their second month after moving in. Rent was due yesterday, when I called yesterday she didn't answer and didn't return my message or text message.

Can I transfer the lease they signed with me to a management company? Basically I want the mgmt company to deal with them. Is it ok to transfer this lease they signed with me to a mgmt company?

Should I pay someone to serve them a late notice?

What are my options??

I want to do a home inspection but I'm in California and the house is in Arizona , it's quite inconvenient.

Please help.

The rent was due yesterday? What are the terms of the lease, exactly?

What do you think is going to happen over this long weekend? :confused:

(Really - for many people, this is the biggest holiday of the year)

You would not transfer the lease to a management Co.

You would hire a manager/management Co. and Fax. or send a copy of the lease , and let them know what you want them to do under the Law.

The tenant(s) should then get notice of the management Co. and if you want rent to go there for collections , the letter of change to them should indicate so.

BTW , hit post , not preview ,as preview tends to send post to the aliens for their consumption.

So i can legally have a management manage them right?

i don't mean transfer the lease to mgmt co, just want to put these bad people under mgmt of a mgmt company so they don't take advantage of my being nice to them.

what would you (or any landlord) do in a situation like this?? They paid the rent for first month to move in in june, and they are not paying the 2nd month?? and not even returning phone calls.. these people are very disappointing.

I doubt they will pay over the weekend, the term says it's due on the 3rd and no grace period, there is a 10% late fee.. but they are not even returning phone calls I doubt they will pay the late fee.. these people are horrible.

What method of payment is required now ?

Perhaps they are having a long 4th weekend getaway.
because i text the wife and left her a phone message, and she didn't reply to either? I expect her to at least respond..

should i call before end of the week again?

You are being bizarre. ONE DAY. You are going to to pay another party money due to ONE DAY! Very strange you are.

This is an absent LL and should have an Agent or manager anyways to do periodic inspections.

The tenant has to pay along with rent - added rent of late fee .

If late fee is not included ,you can refuse payment and start your eviction, if you chose , or you can ultimately take it out of SD if your state allows for owed rent.

LL is in CA.
