I assume this is a different party talking (the "life partner") in the original question.
I never accused you of being a con man. Even if your motives are 100% altruistic, what happens if you die? What happens if you become incapacitated? That 1% can cause a lot of heartburn for your partner. I'm sure you have good intentions on the board, but again, why would someone who doesn't really own the property be someone I'd want to vote for?
Being an owner of the property isn't some sort of club membership that could be casually given, I'm just showing the pitfalls.
Now on the other hand, if you WERE married, you could have joint tenancy, and California being a community property state would extend all sorts of rights to the two of you. Further, there are federal protections that would guarantee the financing not be callable because adding spouses (or other relatives) is specifically exempted.
