No offense, but you should sell your property or get a property manager. Being a landlord is a job and you have no clue how to do it.

Being a landlord does not have to be a “job”. My husband and I both work for Homeland Security full time and still managed to rent out our 2nd floor apartment on Long Island for the last 20 years. There is no landlord school here and property managers only want to deal with the Hamptons high end rentals. We educated ourselves about the ever-changing NYS laws by either trial/error or by google searches.

IF you don't play hardball by the rules , outlined by Deena above , you are destined to fail. Worse, if you play by your own rules and write about things you are destined to dig even deeper hole for yourself. Sec 8 tenants are supposed to play by the rules ...and prospect of getting them disqualified may be a strong lever to bring account current .

Apparent acquiesation to missing payments and then seeking eviction is likely to play out wrong in the social system... aggressive pursuit of all rents owed is OK ..and the agency may have ways to encourage performance as they probably do not want another " failure " on thier watch

I did not say it is a fulltime job. I also believed what you wrote until I made terrible and illegal mistakes and was "corrected" here in the forum in 2012.

Yes, I do have other jobs, too. But I treat my landlord job professionally. And if you have no clue what is going on and ignore being paid fully for years like OP then you need to change something, otherwise, it will end in chaos.
