No offense, but you should sell your property or get a property manager. Being a landlord is a job and you have no clue how to do it.
Being a landlord does not have to be a “job”. My husband and I both work for Homeland Security full time and still managed to rent out our 2nd floor apartment on Long Island for the last 20 years. There is no landlord school here and property managers only want to deal with the Hamptons high end rentals. We educated ourselves about the ever-changing NYS laws by either trial/error or by google searches.
