     Does the insurance company have a toll-free number, web site, or some way to contact the other than the agent where you can make a complaint? It seems odd to me that the insurance company would condone using an unlicensed/uninsured contractor for work that it is covering.

     Legally, do I have to wait for buyout?

     Exactly this. Also you will get paid faster than if the house has to be prepped for sale to the public, get put in the MLS, shown to buyers, go through appraisals and inspections, hope the buyer can get financing, etc. You will likely net more as well since you won't be paying the realtor's...

     Is forwarding someone elsees mail to my house illegal?

     The old address just got a postcard, the new address was sent a "welcome" packet with ads for some USPS services, like buying stamps online. OP should still be on the lookout for his in-laws's mail though, and take appropriate steps should he receive any.

     Good point, I've had mine forwarded fairly recently and I was sent a notification postcard to my old address. IIRC it had instructions on how to cancel the forwarding as well.

      Buying a home with an easement. Sellers deny that it exists. Real estate agent less than helpful.

      I would ask the title company to research this further if possible. I can't imagine a lender would issue a loan on a landlocked property with no valid access easement.

      Your stepmother will find out at some point, and I would tell her sooner rather than later. I'm assuming that you and your brother still owe your stepmother for the house, so if/when it sells then that loan to her will need to be paid off at closing, and she will have to provide a payoff amount...

      https://dfi.wa.gov/consumers/file-complaint/banks for Washington state. Complaints can be filed online. This whole situation seems rather weird. If my siblings went to my bank branch and demanded access to my accounts, they would get booted out.
